Its central location makes it ideal for exploring all of Scotland and experiencing the very best that Scotland has to offer. It has stunning views of mountains up to 2500 feet, and there are a huge number of activities available. Fully ensuite and all on one level, it is also a dark skies location: the Northern Lights are sometimes seen from the garden.
For 300 years Cistercian monks spent half of each year at this peaceful place, making butter and cheese and brewing beer from the pure springs that continue to feed the cottage. From bed, one can see the heather hill where the monks put their hives, and from where we still get honey today.
The cottage sits between two ancient wildflower meadows; unploughed, unimproved, and protected, full of rare wild yellow violets and orchids. Red squirrels live around the garden and the walls support rare ferns and lichens which grow only in unpolluted places. The National Botanical Gardens at Kew chose the field beside Croftend from which to take wild raspberry seeds for the World Seed Bank located deep in ice caves in Svalbard in arctic Norway.
Croftend has been sympathetically restored, retaining the enormous medieval fireplace (pot hooks intact) with a wood burning stove, original wood panelled walls and ceiling, solid oak floor, granite worktops, emperor bed with ensuite power shower and of course, bathrobes and every modern convenience. You can hire mountain bikes, or relax in the hot tub while the estate’s chef prepares dinner, or, in winter, you can visit the Glenshee ski slopes, 35 minutes from the house. There is excellent pub grub 5 minutes away and lots of good restaurants in the area. We know where the best places are and we provide a full concierge service, so will do everything we can to make your holiday a happy one. Catering is available to any level.
In summer barbeque on the south facing terrace, climb a Munro (12 within 1 hour), walk the long distance Cateran Trail which winds through the Estate, or take a trip to Pitlochry and House of Bruar with their tartan makers, summer theatre and cashmere, artisan and gourmet food shopping. Tour some of the most famous whisky distilleries in the world, eat at great restaurants, visit some of the 280 castles in the area, or just wander north up the river to picnic in a place beloved by Queen Victoria. Alternatively, our keepers can take you clay pigeon shooting or on a wildlife photography safari on the estate.
The house is the place to find peace and utter tranquillity for your holiday in the Scottish Highlands yet there are many adventures and places to see both on and off the estate. There is outstanding wildlife viewing (this is a hot spot for rare red squirrels and the huge variety of habitats in the area attract many different species of birds). Try a bespoke whisky tasting, Highlands Games, or water sports. Championship golf courses such as St Andrews and Gleneagles (home of the 2014 Ryder Cup) are within easy reach. The Kings’s castle at Balmoral and the Queen Mother’s at Glamis are fascinating, as is the new V & A Museum and Scott of the Antarctic’s ship in Dundee.
The accommodation in this delightful cottage is all on one level. The kitchen, dining and sitting areas are open plan, with led lights on dimmers. The kitchen is very well equipped, with granite worktops. There is a wood burning stove in a huge medieval fireplace, a deep sofa with plenty of cushions, and lots of books, local maps and guides. Through the south-facing, wood panelled, oak floored sun porch, the sitting room has another TV and lots of games and books.
The master bedroom is large and very sunny with a huge extra-long bed, Victorian cast iron fireplace and a wood panelled ensuite bathroom with a large power shower and floor to ceiling heated towel rail. The twin/super king bedroom has an ensuite shower and floor to ceiling heated towel rail.
The secret half acre garden is fully enclosed with lawns full of daffodils, bluebells and wildflowers, a huge maple tree and old apple trees with clematis and rambling roses growing through them. There is parking space for 2 cars.
Croftend cottage may be taken self-catered, partial or fully catered. We can supply other extra staff as required. Catering or staff rates please contact us with your requirements. Croftend Cottage is rented out year round. Rental periods are Saturday to Saturday; arrival 4 pm and departure at 10 am. Short breaks may be available in low and mid season. Up to 4 nights 80% of the weekly price, 5 – 7 nights 100%. Discounts for 2 people using one bedroom may be available low and mid season. First £40 of fuel included per full week booking, £20 of fuel included in a shorter break.

Brewlands Farms (The Owner) arrange bookings of accommodation and sport. Your booking should be for holiday purposes only unless otherwise agreed in writing. These properties must not be used for party purposes, weddings or filming without prior written agreement. If such a usage is agreed, a facility fee will be charged. The cost of any breakages, losses or excessively heavy cleaning required will be charged. A Facility Fee will be payable for a function or party where the numbers using the property exceed the capacity the house can sleep. Your contract is between you and the Owner of the property and is subject to the following conditions.

PERSONAL DETAILS
Information you provide will be forwarded to the Manager of the property who may contact you with regard to your forthcoming booking.
YOUR HOLIDAY HOUSE
You may arrive at your accommodation after 18.00 hrs on the start date of your holiday and you must have vacated the property by 10.00 hrs on your final day. If you anticipate being much later than 18.00 hrs, please contact the person whose details you will have been supplied with 24 hours in advance to let them know and to make alternative arrangements to collect the key. If you fail to do so you may be unable to gain access to the property.
If you develop Covid while on the estate and require to stay put to isolate, you will be liable for the rent for the period you remain.
You agree to keep the house clean and tidy and to leave the house in a similar condition of cleanliness to when you arrive. Any additional cleaning of the property, following your departure, beyond the normal amount reasonably required, may be charged as extra and deducted from your credit card. See enclosed Booking Procedure.
The numbers in your party must never exceed the stated house capacity for entertainment or accommodation in either the house or grounds except by written prior agreement. If clients exceed this, they may be asked to vacate the property immediately and the full rent will be forfeited.
If you have written permission to bring a dog with you, please observe the individual house regulations contained in the in-house information pack. For all houses dogs must not be allowed either upstairs or on soft furnishings and if a dog is found to have been left unattended in a property a charge of £100 will be made. All dog faeces must be removed from the garden or immediate surrounding area. No dogs are allowed into Brewlands Lodge under any circumstances. If any dog is found to have been inside Brewlands Lodge, a charge of £100 will be made.
Absolutely no guns are allowed on Brewlands Estate without the prior written agreement of the Owner. Any gun brought onto the Estate without written permission will be held in the keeper’s locked gun safe until the end of your stay and no access will be given. This is by the strict orders of the local police.
If any of the furniture in the drawing room at Wester Brewlands Lodge is moved by the guests a fine of £500 will be levied.
The Owner shall be allowed the right to enter the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
The Owner’s staff have no authority to vary the Terms and Conditions of trading and no telephone or other conversations, description or opinion, albeit in good faith, shall be held to alter the Owner’s printed matter.
You agree that any photos taken by our staff of activities in which you may participate may be used by the Estate for promotional purposes.
SMOKING
Please do not abuse the no smoking regulations at the houses. If this is breached the owner will charge the cost of soft furnishing and carpet cleaning. E cigarettes are not permitted inside.
YOUR BOOKING
You must be 21 years or over when you book the accommodation.
We have the right to refuse any booking prior to the issuing of any confirmation in writing. When you receive your confirmation, you must check all the details carefully for accuracy and contact us immediately if you find any discrepancy.
RENTALS AND CHARGES
In order to secure a booking, you need to make a deposit payment of 50% of the total rental plus a booking fee. Dogs £35 per dog. We will hold a provisional booking for 3 days, pending receipt of your deposit payment, but do not guarantee that the house will still be available at the end of the 3 day period. On receipt of your deposit, booking fee and any other relevant charges we will confirm your booking in writing.
You are then responsible for the balance of the rental, which is due no later than 12 weeks prior to your arrival. If your holiday date is within the 12-week period, you are required to pay the full Rental at the time of booking. For bookings made within 2 weeks prior to arrival the rental must be paid by direct bank transfer.
All incidental expenses, e.g., cooking, heating fuel or activity charges, must be paid in full either during the holiday or prior to departure. Any charges left unpaid will be taken from the client’s credit card.
Your credit card details will be taken by us on your arrival. Your card will be used for payment of all extras and for any damage you incur during your stay. The details will be destroyed 21 days after the end of your stay, subject to the property being left clean, tidy and without damage. In the event of a dispute the decision of the housekeeper or person responsible for preparing the property will be final.
Bed linen will be changed once per week. Outwith that if it is intended that some guests will stay for only part of the accommodation period and be replaced by others (a “changeover”), then there will be a pre-arranged changeover cost per room. If a changeover takes place which has not been pre-arranged a charge of £50 per room will be levied. Any additional cost identified as wi-fi calling is chargeable and will be billed at the end of your stay.
CHANGES TO RESERVATIONS BY YOU
Should you wish to change your reservation once we have issued a confirmation to you we may have to treat this as a cancellation of the booking which would then be subject to cancellation charges which may be as much as the total amount paid. We will advise you if this is the case and you will have the option to continue with the first reservation. Should we be able to transfer your booking to another property there will be an administration fee.
RESERVATION CANCELLATION OR ADJUSTMENT BY US
We hope that we do not have to either cancel or adjust your booking in any way: however, if unforeseen problems did occur, we would contact you immediately to discuss any proposed cancellation or adjustment. If the circumstances affect your desired property, we will endeavour to find you alternative and similar accommodation on Brewlands Estate at a similar rental. If the alternative is unacceptable to you, or the rental more than you wish to pay, we will refund all of your original rental deposit.
Except where otherwise expressly stated in these Conditions, the Owner shall not be liable for changes beyond our control.
CANCELLATION BY YOU
If you have to cancel your reservation you must telephone the Owner on the number shown on your booking confirmation as soon as the reason for the cancellation occurs. You must also confirm your cancellation by email. The day on which we receive the written cancellation is the day on which your reservation is cancelled.
Deposits and balances are non-refundable in the event of a cancellation. Please note that should you cancel your booking prior to the balance due date, the full amount still remains payable by you. If we are able to re-let the holiday subsequent to your cancellation the balance alone will be refunded minus an administration fee of £100. We advise that you ensure that your holiday insurance covers you for this.
COMPLAINTS
We hope that you will not have any cause for complaint but in the event of a problem arising, and should you have cause for complaint, you must, in the first instance, contact the manager of the property immediately so that any problem may be speedily resolved, as the manager must be given the opportunity to rectify the problem. Some problems are very easily rectified if notified. If, after this, you feel that the problem has not been resolved then you must, within 7 days of the end of your holiday, put your complaint in writing to The Owner for their comments and response. Please send your letter to us marked Customer Relations.
Brewlands Farms take great care that the information they provide is accurate. However, they cannot be held responsible for any inaccuracies or for their judgement of the qualities of the properties or of the amenities in the area.
We reserve the right to ask clients to leave without the rent being refunded in the event of inappropriate behaviour towards our staff or wilful damage to property or contents or the estate.
LIABILITY
In signing the booking form, you agree to indemnify us against all loss and damage arising directly or indirectly to the property and its contents from any deliberate or negligent act or omission by yourself, or any other person or animal accompanying you or any member of your party. You agree to use Brewlands Farms and its facilities at your sole risk. Brewlands Farms and its staff are not liable, under any circumstances whatsoever (including their negligence or the negligence of their employees) for any loss or damage to any belongings, nor injuries sustained by you or any member of your party. You are liable if you do any illegal file sharing of copyrighted content such as music or film from our internet.
LAW
The contract between you and the Owner is subject to Scots Law and is formed in Brewlands, Glenisla, Perthshire, Scotland.
If there shall be a breach of any of these conditions, the Owner reserves the right to re-enter the property and terminate the tenancy without prejudice to the other rights and remedies of the owners.
